Sublease & Transfers

Tenants wishing to end their lease with Ramshaw Real Estate have several options. Please read the descriptions below to determine which best suits your situation and needs:

Subleasing

Current tenants may sublease their unit to another qualified person by signing a sublease agreement with Ramshaw Real Estate.  A sublease is a contract between the original tenant (sublessor) and the new tenant (sublessee). The new tenant must fill out a rental application and pass a background and credit check. They do not need to meet our income requirement as the original tenant will still be financially responsible to the lease, any damages, or additional charges. Fees to sublease a unit are $100 and may be paid by either party.

Transfers

Current tenants may release all financial liability and contract responsibility by finding another qualified person to assume their lease for the remainder of its term. New tenants must fill out a rental application, pass background, credit, and income check separate from the original tenant. An entirely new lease is created, new security deposit is due, and the lease with the original tenant is terminated. Ramshaw Real Estate does not maintain a waiting list of any kind of provide assistance in finding a replacement tenant. Fees for a lease transfer are $500 and may be paid by either party.
