In an effort to help make your move out process go smoothly\u00a0and to maximize your deposit return, please follow the guidelines enclosed. Deposit\u00a0returns will\u00a0be\u00a0sent\u00a0within\u00a030\u00a0days\u00a0of your\u00a0lease\u00a0expiration.\u00a0If you\u00a0do not\u00a0provide a forwarding\u00a0address\u00a0when you\u00a0return your keys, your deposit will be sent to the last known address. Please login to your tenant portal (click here) to review any unpaid charges and make arrangements to pay before the end of your lease term. Again, thank you for\u00a0living with us and we wish you well in your future endeavors!<\/p>\n
When you assumed occupancy of your current residence, you found it in a clean and ready to move in condition, unless otherwise stated on your Move-In Inspection report. Due to the very short time period between your move-out date and the new resident’s move-in date, it is imperative that your residence be left in a very clean, move-in ready condition. Any damages needing repair or routine maintenance should be reported prior to vacating the residence.<\/p>\n
INSPECTION<\/strong>: An inspection of the premises by Ramshaw Real Estate staff will be conducted only after you have removed all personal belongings from the unit and returned all keys to the office. Please make sure you follow all instructions listed below:<\/p>\n\n All utilities MUST\u00a0be\u00a0left\u00a0on\u00a0until the day of\u00a0lease termination\u00a0date\u00a0in\u00a0order to\u00a0inspect\u00a0your\u00a0unit.\u00a0If\u00a0they\u00a0are turned\u00a0off within that time, the\u00a0reconnection\u00a0charge will\u00a0be\u00a0billed to your\u00a0deposit.<\/p>\n\n Any valuable abandoned property – value determined by Lessor – left in a residence after keys have been turned into the office will be stored for 60 days. To recover items, you must pay\u00a0$50.00\/day<\/strong>\u00a0storage fees plus our cost of packing and storing and any and all outstanding charges on your account. After 30 days, all items will be disposed of and the storage fee will be deducted from the security deposit.<\/p>\nPlease see below for Damage Fees<\/em><\/strong> Please be aware that “normal wear and tear<\/em>”\u00a0does not\u00a0include damages caused\u00a0by a resident’s negligence, abuse or misuse of the premises such as but not limited to: broken windows, screens, doors, holes in walls,\u00a0broken\u00a0blinds,\u00a0scraped walls\u00a0or\u00a0carpet\u00a0stains.\u00a0\u00a0All\u00a0damages\u00a0deemed\u00a0beyond “normal wear\u00a0and tear<\/em>” will\u00a0be repaired and charged to the resident.<\/p>\nDamage Fee Schedule<\/strong> Move Out Guide We’ve been happy to have you and are sad to see you go!
