Application Policy

At Ramshaw Real Estate, we use a point-based system to screen all rental applicants. Applications with 18 points or more will be denied. Points are assigned based on the following categories:

Screening Criteria Overview

  • Age: Must be 18 or older.
  • Pets: Limits apply—only approved pets under 35 lbs allowed in pet-friendly properties.
  • Credit: Lower credit scores and negative credit history (e.g., collections, late payments, bankruptcy)   will add points.
  • Income: Monthly income must be at least 3x the rent.
  • Employment: Must provide verifiable employment.
  • Rental History: Late payments, returned checks, or no rental history may require a co-signer.
  • Automatic Denials (18 points): Include prior evictions, falsified applications, recent criminal convictions, outstanding landlord debt, or invalid Social Security numbers.

Approval Guidelines

  • Under 18 points: Application may be approved.
  • 18 points or more: Application will be denied.
  • Co-signers: May be required based on credit or rental history.
