Housing Advice for the Parents of Students Living in UIUC Campus Housing

On-Campus and Off-Campus UIUC Housing

We work with a lot of students and their parents providing them with tons of useful services for student renters. This means that we maintain a separate list of qualifications for our on-campus and off-campus rental properties.

If your student has a valid I-CARD and plans to rent an on-campus property, they will not need to meet income requirements. They’ll also be exempt from our standard application fee of $25. However, every person living in the unit who is 18 years of age or older will be required to complete and submit a rental application. There’s no requirement for a parent or guarantor to cosign this on-campus lease.

Off campus properties, however, require a cumulative monthly income that equals three times the monthly rent. If the student tenant does not meet this requirement, a guarantor or cosigner may be required. The cosigner must make the income requirement on their own, separate from the monthly income of the occupants.

To apply as a cosigner, a parent or guardian can submit a rental application that indicates they are a cosigner. We’ll follow our typical screening procedures where we run a credit and background check. Your income can be verified with two recent pay stubs or bank statements.

Background checks are required of all residents.

Paying Rent as a UIUC Student

Automatic rental payments are easy to remember and track. At Ramshaw Real Estate, we encourage all of our tenants to use the free online payment system that we provide through a tenant portal. If you’re paying rent for your student, you don’t have to be a cosigner or listed on the lease. You can simply log on and pay. Sending a rent check through the mail is also an option, but make sure you send it several days before the due date. The payment will be logged on the day that it’s received, and late fees will apply regardless of when you mailed it.

Pet Policies in Champaign-Urbana Rental Properties

On-campus properties at UIUC do not allow pets. Some of the off-campus properties we have available will accept pets, but there are monthly pet fees that apply. You’ll want to check the lease agreement or talk to your property manager for information specific to your property and unit.
